Specifications

Windows
Type - timber or double glazed aluminium using special Low E for heat retention. Glass can be leaded or plain.

Roofs
Shingles, tiles and bonnetts or slated.

Treatments
All work treated prior to bespoke build, then sprayed again once built.

Timber Specification
Using all SC3 tanalised timber built with 125 post, 100 x 50 studs tongue and groove inside, low-level for security and dry line above, exterior 150 to 175 feather boarding.

Insulations
Values - due to wall thickness of 100mm +, this allows great insulation values to be achieved. Types of insulation are; 100mm Rockwool or 100m Kingspan to keep it warm in the winter and cool in the summer.

Bases
Two types 1) Pile type where on 30m² type building you would have approx 15 piles of 600 x 600 mm x 900 deep completing with 15mm metal dowel to take 125mm x 125mm type post. All above depends on ground and level and 2) Concrete, 100mm thick reinforced with mesh.

Damp Proofing
Applies to bases and to base of post in form of bitumen wrap.

Planning Permission
Not normally required up to 30m² and 4m height with pitch or 3m height with flat roof, but always check with council in case of conservation areas.

Flooring
150mm wide floor boards or 18mm ply for carpeting.

Finishing
Paintwork and varnishing for interior, treatment for exterior.

Electrical Part Nic
Extra sockets to the cost of 45 per double socket as standard.

Lighting
Single lights as standard, Halogens as extra.

Decking and Paving
Depends on customer needs and is discussed on site. Extra cost for supply and fix to suit your surroundings.

Plumbing
All fittings to wash hand basin and wc. will be supplied in plastic type for flexibility. Electric heaters may be used for instant hot water.

Heating
Recommended heating type electric.
